A property left full of someone else's belongings is a clock problem. The listing date, the next tenant, the rehab crew and the lender are all waiting on it. This page is for the people holding that clock: agents, landlords, property managers and investors.
If you are a family clearing out a home after a death, the estate cleanout page is the right one. If it is an office or a shop, see commercial junk removal.

| A family clearing a loved one's home | Patience, sorting time, donations | Estate cleanouts |
| Office, retail or warehouse space | Business-hours scheduling | Commercial junk removal |
What Do Foreclosure, Eviction and Rental Turnover Cleanouts Cover?
We clear out properties after a foreclosure, after an eviction and between tenants. That includes furniture, appliances, household junk, and the stuff in the garage, attic, basement and storage areas. Yard waste and brush are things we haul too. One crew, one estimate.
- Foreclosure and vacant properties. Whatever was left in the house, from furniture to boxes to the garage.
- Eviction cleanouts. Belongings left in the unit, cleared so the unit can be turned.
- Rental turnovers. Apartment and rental property cleanouts between tenants.
- Investor prep. A full-property clear before rehab, resale or a new tenant.
Same-day and next-day service are available. Call to check availability.
What Should You Have Ready When You Call?
- The address and how the crew gets in. A lockbox, a code, or someone meeting them there.
- A rough picture of what is inside. Which rooms, how full, and whether the garage, attic or yard are included.
- Stairs and parking. A third-floor unit and a house with a driveway are different jobs.
- What stays. If anything is meant to be left in place, say so before the work starts.
- Your deadline. A showing, a closing or a move-in date helps us tell you what is possible.
Pricing follows the space the load takes in the truck. The cost page covers load sizes.
What Is Not Part of a Cleanout?
Paint, chemicals, batteries and other hazardous items cannot ride the truck, and this is not a biohazard or hazardous-waste service. The full list is on the what junk removal cannot take page. If you are not sure about something in the property, ask before the crew arrives.
This page does not cover eviction, foreclosure or abandoned-property law. What you are allowed to remove, and when, is a question for your attorney or the court handling the case. We remove what the owner or the owner's agent tells us to remove.
Is a Dumpster Better for a Cleanout?
Sometimes. If you or a rehab crew will be working in the house over several days, a container on site can make sense. For a one-visit clear of a vacant property, a crew is usually simpler, because you are not loading anything yourself. The dumpster vs. junk removal comparison breaks it down.
